AN ORDINANCE REZONING TWO TRACTS OF LAND LYING AND BEING SITUATED IN THE MORGAN RECTOR
LEAGUE , ABSTRACT 46, BRAZOS COUNTY , TEXAS AND BEING MORE FULLY DESCRIBED BY METES
‘11110 AND BOUNDS IN THE BODY OF THIS ORDINANCE FROM GENERAL COMMERCIAL DISTRICT C-1 TO
ADMINISTRATIVE-PROFESSIONAL DISTRICT A-P.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS :
WHEREAS , the City Council held a public hearing in the City Hall at 7 :00 P .M. on
Thursday, September 9, 1982 on the question of rezoning certain areas
within the city limits ;
AND, WHEREAS, the City Council has determined the following :
To rezone or change the classification of the following two (2) tracts of land all
lying and being situated in the Morgan Rector League in College Station , Brazos
County, Texas and being more fully described by metes and bounds as follows :
TRACT NO. 1 :
Being a portion of two 3 .543 acre tracts conveyed to Ray B. Criswell , Jr. Trustee
by C. B. Manning , Jr. , Trustee by deed recorded in Volume 351 , page 813 of the Deed
Records of Brazos County, Texas and being more particularly described by metes and
bounds as follows :
BEGINNING at an iron lying in the Northeast right-of-way line of Texas
Avenue, said iron rod also being the South corner of Block 2 , of the Bernadine
Estates Subdivision in accordance with plat of said Addition as recorded in
'.x ' Volume 268, page 75 of the Deed Records of Brazos County, Texas ;
THENCE S 47° 58 ' 25" E along the said Northeast right-of-way line of Texas
Avenue for a distance of 132.35 feet to the PLACE OF BEGINNING:
THENCE N 42° 40 ' 24" E for a distance of 739.38 feet to the Point of Beginning
of a curve to the right ;
THENCE Northeasterly along said curve to the right for an arc distance of

East Bypass for a distance of 211 .67 feet to an iron rod for corner,
THENCE S 43° 10' 30" W for a distance of 777.20 feet to an iron rod for corner ,
said corner also lying in the Northeast right-of-way line of Texas Avenue;
THENCE N 47° 58 ' 24" W along the said Northeast right-of-way line of Texas Avenue
for a distance of 169.99 feet to the PLACE OF BEGINNING and containing 3.49 acres of
land , more or less , FROM General Commercial District C-1 to Administrative-Professional
District A-P.

point being N 47° 55 ' W 303.88 feet from the S corner of the 48.78 acre tract of

THENCE N 44° 28' E approximately 787 feet to a point in the west right-of-way

AN ORDINANCE REZONING A 3 . 00 ACRE TRACT OF LAND IN THE MORGAN
RECTOR LEAGUE, MORE PARTICULARLY DESCRIBED IN THE BODY OF THIS
ORDINANCE, FROM ADMINISTRATIVE-PROFESSIONAL DISTRICT A-P TO
PLANNED COMMERCIAL DISTRICT C-3.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE
STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the Community
Center at 7: 00 P.M. on Thursday, March 28, 1985 , on the question
of rezoning certain areas within the City limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of a 3. 00 acre tract or
parcel of land, lying and being situated in the Morgan Rector
League, Abstract No. 46, Brazos County, Texas , and being part of
a 6. 9019 acres conveyed to Republic Bank A&M by Interstate
Promotional Printing Co. by deed recorded in Volume 497, Page
491 , Deed Records, Brazos County, Texas and being more
particularly described as follows:
BEGINNING at a concrete monument marking the intersection of the
easterly right of way line of Texas Avenue with the northerly
right of way line of State Highway 6 (East Bypass) , said monument
also marking the southwesternmost corner of the 6. 9019 acre
tract;
THENCE N 47°52 ' 25" W along the easterly right of way line of
Texas Avenue for a distance of 99. 70 ' to an iron rod;
THENCE N 48"21' 34" W continuing along the easterly right of way
line of Texas Avenue for a distance of 167 . 90 ' to an iron rod;
THENCE N 42°40' 24" E for a distance of 504. 17 ' ;
THENCE S 47" 19' 36" E for a distance of 253 . 11 ' to a point on the
