SUBJECT: ROCK PRAIRIE MARKETPLACE (MP)
Staff reviewed the above-mentioned Master Plan as requested. The following page is a list of
staff review comments detailing items that need to be addressed. These comments will be
taken as a condition of the Master Plan, scheduled to be heard by the Planning and Zoning
Commission on February 7th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

Please note that a Mylar original of the revised master plan will be required after P&Z approval
and prior to processing subsequent preliminary or final plats. If you have any questions or need

STAFF COMMENTS
1. Please readjust the bounds of the Master Plan to include only land that is designated
Retail Regional according to the Land Use Plan. This specifically refers to the land at
the southernmost end of the request.

ENGINEERING COMMENTS
1. Our records do not show the southeast "EX. MH" location on your plan. The public main
stops at the manhole adjacent to Rock Prairie Road.

SUBJECT: ROCK PRAIRIE MARKETPLACE (MP)
Staff reviewed the above-mentioned Master Plan as requested. The following page is a list of
staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, January 14, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for February 7th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24" x 36" copy of the revised Master Plan; and
Nineteen (19) 11" x 17" copies of the revised Master Plan.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. Once your item has been scheduled for the
P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday
the week of the P&Z meeting.

STAFF REVIEW COMMENTS NO. 1
Project: ROCK PRAIRIE MARKETPLACE (MP) - 07-00500326
PLANNING
1. Based on the application and supporting documents, it is unclear which concept is being
proposed as a Master Plan. The application indicates that there will not be a requested
zone change, but the title sheet says that the Master Plan was prepared based on new
zoning. Please indicate which concept will be the proposed Master Plan and remove all
reference of the other.
2. If your intent is to move forward with the retail option, please be aware that a rezoning
request will be required.
3. As discussed, please remove the Old Rock Prairie Road right-of-way from the master plan.
4. Please remove all detailed site specific structures, including buildings and parking areas. A
master plan should only provide proposed land uses, proposed rights-of-way, and detention
areas.
5. Remove the 80' ROW measurement from the new thoroughfare.
6. Remove all driveway entrances from the master plan. Those will be determined at a later
date.

ENGINEERING COMMENTS NO. 1
1. Sanitary sewer is not in compliance with the Sewer Master Plan.
2. Driveways will need TxDOT permits/approval.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
3. Additional utility easements will be requested to provide electric service as the site develops.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to
bread@cstx.gov.
9. Developer provides load data for project.
