BTU is the electric utility provider for this area. BTU requires that a 20' electrical easement be established around the perimeter of the property, except along FM 60 where a 16' electrical easement shall be established. Also, 16' electrical easements are required along both sides of the interior streets shown in the southwest corner of the parcel. Contact Randy Trimble with BTU with any questions: 821-5728. 3. The "Reserve Tract" needs to show proposed land use(s) also. 4. Based on the information presented in the Pre-application Conference last year a significant drainage area was indicated. Any proposed drainage developments shall be depicted on the Master Plan. TxDOT Comments: Aggieland Business Park (Master Plan) (FM 60) Access It driveways to FM 60 must meet TxDOT's current "Regulations for Access Driveways to State Highways".Regulations are primarily based on posted speed limits and L %Voids/ distances between proposed & adjacent access points. Where posted speed limits 11) are 50 MPH or more the required spacing between access points is 425'. Access 11 from individual Lots fronting FM 60 shall be to internal streets or Jones Road. V" 6. FYI, the Comprehensive Plan projects this entire tract for Single-family Residential — Low Density uses. Although the UDO requires that a Master Plan comply with the City's Comprehensive Plan, the City of College Station has no land use control authority in the extra-territorial jurisdiction.
