NOTICE OF PUBLIC HEARING
This is to notify you that the City of College Station is considering a
variance request for the following property:

Proposed Variance: Rear building setback
Property Zoning: R-1
The Zoning Board of Adjustment will hold a PUBLIC HEARING on
Tuesday, April 4, 2006 at 6:00 p.m. to consider the request. The
PUBLIC HEARING will be held in the City Hall Council Chambers
located at 1101 Texas Avenue, College Station, Texas.
All owners of the subject property and property owners within 200 feet of
the subject property have received notification of this request. The
PUBLIC HEARING is your opportunity to speak in favor of or in
opposition to the variance request. If you are unable to attend the
PUBLIC HEARING but would like your opinion relayed to the Board,

s . Section 5.2 of the Unified Development Ordinance sets out
the minimum lot dimensions for residential zoning districts. Lots in R-
�r,
1 must be a minimum of 50 feet in width and 100 feet in depth.
The subject properties were originally platted as 3 lots in the Prairie
View Heights Subdivision. In 1983, a plat was recorded that allowed
these three lots to combine into two lots. The combined lots have
, frontage of 150 feet, and a depth of 85 feet. The property owner is
seeking to subdivide the property back to its original condition. A plat
may not be approved without a 15 foot
variance to the minimum lot depth because all lots platted in the city
must comply with all applicable zoning district lot size and
dimensions.

Currently Lot B has an existing home which would be demolished
prior to further development of the property. The lot is relatively flat
with some vegetation, and does not lie within a floodplain.
All of the lots on Block 2 and 3 are lots with 85 foot depth and were
platted prior to our current R-1 standards, and staff and the applicant
recognize that there is no opportunity to aquire additional land to
-- meet the minimum depth without creating more non-conforming lots
00 behind the subject lots.
Staff recommends approval of this request.
The project manager for this case received one inquiry about this
hearing, but did not express opposition to the variance.
Ordinance Intent: The intent of lot dimension requirements usually allow for some degree of
control over population density. These standards are typically justified on the basis of the
protection of property values. The Board must determine if the intent of the ordinance is met by
the request and should ensure that the request is reasonable based on the special conditions and
hardships.
Number of Property Owners Notified: 29
Responses Received: I have received one inquiry phone call. The caller was not concerned
with the variance request.
