Wo received a copy and confirmation of thc shared parking agreement between Phase 1 and Phase
2 of the Gateway Retail Center, This liner is Intended to cur*the existing parking issues. The entire
center begins with*parking ratio of I space per 210 square feet of building apace requited for a shopping
center. The ratio is applied to the total of Phase 1„and would be totaled for Phue 1 and 2 combinut when
Phase 2 Ii built. if some of the businesses in the center require a greater parking ratio(intense use),these
requirements are added. However,you are allowed up to 23%of the total center square footage to be an
intense use without the and for additional paricing, That amount over the 23%threshold is calculated at
the ratio of the individual business and added to the total. The other thing to remember is the parking
space*us allocated by each business consecutive:4y as they opal. The following is our assessment of the

It was good to meet with you Friday afternoon. I have attached a couple items that relate to our discussion. The first is a PDF
of a couple documents regarding the parking of Gateway Ph 1 Lots 2RA (shopping center) &2RC (car wash). As you know,
there is a parking agreement between the two properties and any changes made are to comply with it. I found in an email that
the Lazersmooth is no longer considered an intense use which would lessen the required parking calculations on the 2 memos.
It appears that all of the existing parking would not required so there may be the opportunity to remove some. As you
suggested, we could set up a time to discuss it further if you would like.
I have also attached the plats for these properties. We generally talked about setbacks but in looking at these plats, public utility
easements need to be factored in as buildings/structures are not permitted on a PUE. The Lot 2R plat shows a 10-foot PUE
outside the 20-foot access easement at the rear of the car wash. This PUE will limit the placement of the rear canopy lane you
mentioned. Also on Lot 3, there is a 20-foot PUE along University Drive and Highway 6 frontage road that needs to be
considered when looking to locate a ATM machine with canopy. Let me know if you have any questions.

Good morning.
I just thought I would let you know that the Lazersmooth business located in the Gateway Retail Center has
been reclassified as a non-medical use. This allows for more intense uses, such as a yogurt shop, to go into
that center.
