The rear portion on Lot 24 should also be included in this replat.d-e'eds ct 44- 2. Per our Pre-Application Conference on August 1, 2005, no new lot can be created that does not have street frontage. Subdividing Lot 24 creates a rear lot with no street frontage. Replatting Lot 28 into Lot 28R also creates a new lot with no street frontage. A public or private street is required. 3. As shown, the remainder of Lot 24 is land locked. This is not permitted. 4. Proposed Lot 23R requires a variance to the Subdivision Regulations since it does not meet the 8,500 square foot minimum, as described in Section 18. A new lot / building plot is being created with this plat (Lot 24 is being divided). 5. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to gmartinez(c�cstx.gov. 2. Developer installs conduit per city specs and design. 3. City will provide drawings for conduit installation. 4. Developer installs pull boxes & secondary pedestals as per city specs and design (pull boxes & secondary pedestals provided by the city). 5. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 6.
