It is my understanding that John Rusk will be preparing the revised Landscape Plan. We are providing our building backgrounds to Goodwin Lassiter for their use. John will also be the contact person for Goodwin Lassiter on the driveway issue. Required architectural relief look good. The prefinished metal for the roofs, is this going to be copper or silver metallic? Or is it going be a color? If it is copper or silver metallic then that's permitted. If it is going to be a color, then we will need a color sample submitted (would need to match one of the approved Sherwin Williams Colors). Actually we will need a color elevation submitted anyway of the buildings (I realize that it's all going to be stone and brick,but we will need that color elevation). On the color elevations, please identify the color of brick being used. Please call or email if you have any questions. In reviewing the plans it has come to our attention that the pad sites are actually larger than what was approved on the previously approved site and landscape plans. For instance; Building #1 was approved at 4250-sf and is now being shown as 4636-sf, Building's 2 &3 were approved at 4250-sf and are now being shown as 4761.5 - sf and Building's 4 & 5 were approved at 4150-sf and are now being shown as 4536-sf. It is my understanding after you and I talked yesterday that this is not heated space it is going to be covered porches and entry ways to the buildings (that are not enclosed). This would not require additional parking, however the site and landscape plan will be directly affected by this expansion of the pads (i.e. landscaping and sidewalks are the first things that come to mind). We will need a new submittal for the site, utilities and landscape to be reviewed and approved prior to issuance of a Building Permit. Also, there is a note on the stamped approved site plan that "Per Section 7.9 of the Unified Development Ordinance, Non-Residential Architectural Standards must be met prior to the issuance of a Building Permit". The architectural drawings were never submitted and will need to be submitted for review and approval as well. Ponderosa Place—Sect. 2(Replat) (SH 6) - Access driveways to SH 6 WFR must meet TxDOT's current "Regulations for Access Driveways to State Highways". Regulations are primarily based on posted speed limits and distances between proposed & adjacent access points. Where posted speed limits are 45 MPH the required spacing between access points is 360'. Where driveway spacing is insufficient joint access will be required as now indicated.
