SUBJECT: COLLEGE PARK (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The project has been scheduled for
the next available Planning and Zoning Commission meeting scheduled for, April 3rd, 7:00 p.m.
in the City Hall Council Chambers, 1101 Texas Avenue.
This project is conditional upon approval of the requested variances that will be heard by the
Zoning Board of Adjustment on April 1st. If the variances are not approved this project will be
removed from the Planning & Zoning Commission agenda.
The agenda and staff report can be accessed at the following web site on Monday the week of
the P&Z meeting.

Please note that a Mylar original of the revised final plat will be required after P&Z approval and
prior to the filing of the plat. If you have any questions or need additional information, please call

SUBJECT: COLLEGE PARK (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. When all comments have been
addressed your project will be placed on the next available Planning and Zoning Commission
meeting.
One (1) 24"x36" copy of the revised final plat;
Nineteen (19) 11"x17" copies of the revised final plat;
One (1) Mylar original of the revised final plat (required after P&Z approval); and
One (1) copy of the digital file of the final plat on diskette or e-mail to
mtrevino@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the
agenda and staff report can be accessed at the following web site on Monday the week of the

explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans

PLANNING
1. Please include a tax certificate for Lot 3.
2. A variance to the required front and side street setbacks will be required in order to replat.
Please submit a Zoning Board of Adjustment application requesting a variance to the
required setbacks.

ENGINEERING COMMENTS NO. 1
1. Please dedicate a 20-ft PUE along the common property line with Lot 4, as requested by the
Electrical Department
2. Please dedicate a 10-ft PUE along the 2 property lines along Fairview and Old Jersey.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
3. If applicable, the following easements will be required:
A 20' PUE starting at George Bush and extending to Old Jersey Street located in Lot 3
along the property line adjacent to Lot 4.
4. Transformer lead time is approximately 42 weeks. Load information is needed as soon as it
available.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:
sweido@cstx.gov.
9. Developer provides load data for project.
