Please add this note to the site plan: "This entire property is considered as one building plot when it comes to parking and signage. If the total build out of this site is anticipated to be over 20,000s.f. /50,000s.f. The appropriate non-residential standards will apply. If you do not meet the 20,000s.f. / 50,000sf standards and the total build out exceeds this, the developer/property owner will be required to retrofit the development to meet Section 7.9.D.3. / 7.9.1 Additional Standards of the Unified Development Ordinance". 2. (FYI) If bollards are being proposed in the dumpster enclosure, please be aware that that their must be 12-feet of clearance for sanitation trucks to access. Please provide a dumpster detail. You will need to submit a flood study to the CoCS, which would suffice for the LOMR, as well as all required FEMA applications, prior to receiving a Development Permit. Please include sanitary sewer creek crossing detail in the study. 2. You will need to submit a letter from the property owner, certifying that they will submit the LOMR and associated fees within 6 mo. of completing the proposed project. 3. Please submit a detailed grading plan and construction documents for the proposed retaining wall construction. One specific concern is the construction of the retaining wall footings in relationship to the floodway. 4. Due to the extensive work that will have to be done along the creek for the proposed retaining wall, please submit a letter certifying that the proposed work along the creek is covered under the USACE (Corp) General Nationwide Permit. 5. FYI: On several sheets in plan view there appears to be a floodway encroachment by the retaining wall, please revise as needed. (Sheet C2.1) Please elevate the sanitary sewer line at creek crossing as much as possible. 3. (Sheet C2.1) Please update creek crossing encasement detail note to verify that the steel encasement pipe will have a 3/8" wall thickness. Is steel encasement and ductile iron required? 4. (Sheet C2.1) Carrier pipe for bore is labeled as 6-in? 5. (Sheet C2.1) Please update bore detail note to verify that the steel encasement pipe will have a 3/8" wall thickness. Is steel encasement and ductile iron required? 6. (Sheet C2.2, C2.3, C2.4) Please verify floodplain and floodway elevations at each bridge crossing. I ran some calculations and found the floodplain and floodway elevations to be slightly higher than what you proposed. 7. (Sheet C2.2, C2.3, C2.4) In profile view your floodplain and floodway labeled elevations do not match your vertical scale, please revise. 8. The proposed saw cut of Lincoln and the existing driveway apron will not be allowed. Would you consider extending the needed main from the 16" already on the west side of Lincoln near the University intersection? 9. You may be able to locate you hydrant near the entrance off Lincoln in the existing easement if you can get your FDC within 150' of that location. 10. Due to upcoming changes in the Design Guidelines, PUEs are no longer needed for fire lines entering buildings. If you can get your FDC within 150' of your hydrant, you may be able to locate your hydrant and meters in the already existing easement along Lincoln. 11. Please revise water report accordingly. 12. Vehicular Bridge No. 2 appears to require off site improvement for construction of the retaining wall. Please provide permission from the off-site land owner for this construction. 13. How will the two vehicular bridges function as far pedestrian traffic? 14. I assume the sanitary sewer extension is being considered private infrastructure? 15. The temporary blanket easement dedication application requires a copy of the plat and a metes and bounds description (Application Items #3 and #4). 16. Donnie reviewed the SWPP and thought it was well put together. Donnie has attached the worksheet that the state uses to assess fines; there are a few comments for your future reference. 17.
