RESPONSE TO STAFF REVIEW COMMENTS 01 .71 r
PLANNING
1. The Phase 3A Preliminary Plat CAD file on our server and backups is corrupt and unrecoverable. We do
not maintain hard copies of these documents. The Planning &Zoning Commission approved the Phase 3A
Preliminary Plat at their January 18,2007 meeting. The Phase 3B Preliminary Plat is attached.
2. We understand that we submitted the preliminary plat in two parts as"Phase 3A"and"Phase 3B". We have
decided to develop the property at one time. For the purposes of closing, recording, and marketing lots, it
would be much less confusing for all parties to have the property as "Phase 3" to be consistent with the
number for the other phases within the development. We request that the Final Plat be referred to as
"Phase 3". 11
3. See attached revised Final Plat.

5. The property, as surveyed, is 45.357 acres. The tax certificate shows the property as 43.353 acres. We are
unsure as to why the acreage from the tax office is different, but this is a common occurrence. The property
is 45.357 acres.
6. According to Gary Arnold, Brazos County submitted their comments to Carol Cotter via email on December
14, 2007.
7. Please note the removal of the conservation areas from Lots 2-10, Block 18. This area will be platted as
HOA Common Area for a nature trail system.

4. Each lot meets the 1-acre minimum requirement.
5. Brazos County has not provided any information requiring additional easements.

SUBJECT: INDIAN LAKES PH 3 (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. These comments will be taken
as a condition of the plat scheduled to be heard by the Planning & Zoning Commission
meeting on February 7th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One mylar addressing the following comments; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
mtrevino@cstx.gov.
Your item has been scheduled for the P&Z meeting, and the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

PLANNING COMMENTS
1. Thank you for submitting the hard copy of the Phase 3B preliminary plat, but we need the
plat on a mylar. Please submit a mylar of it to our office before the meeting on February 7th.
2. Please remove the building setback lines from the plat.

ENGINEERING COMMENTS NO. 2
1. You will be required to provide some form of surety to the County for the section of Mesa
Verde Drive not being constructed. From discussions with Gary Arnold (Brazos County),
they would prefer a cashier's check since that would not expire. Provide a sealed
Engineer's cost estimate which determines the cost of the roadway not being constructed.

PLANNING
1. Submit a mylar of the approved preliminary plat.
2. To be consistent with the preliminary plats, please label this as Indian Lakes, Phase IIIc and
IIIb.
3. Note # 12 says that there are 40 single family rural residential lots, but staff counted 24 lots.
Please verify.
4. Please submit paid tax certificates. This plat will not be scheduled for a meeting until paid
tax certificates have been submitted to our office.
5. The application and plat indicate that 45.357 acres are being platted, but the tax certificates
only account for 43.306 acres. Please verify and make adjustments accordingly.
6. We have not received comments from Brazos County nor BTU yet. Please contact Gary
Arnold and Randy Trimble for their comments.
7. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.

ENGINEERING COMMENTS NO. 1
1. Please call out the 30' PUE being dedicated adjacent to the Smith property. It is not clearly
identified.
2. A minimum of 20' is required against unpiatted property. Lot 11, Block 18 does not meet the
minimum requirement.
3. Continue 10' PUE on Lot 11, Block 18 across existing 60' BTU easement.
4. Verify that for each lot a minimum area of 1 acre for septic system is available outside
conservation easement.
5. Brazos County may need additional public drainage easements sized at toe + 30' for
maintenance of culverts.
6. Mesa Verde should be constructed to property line. Construction plans show the cul-de-sac
ending prematurely. Construction, as shown, will require a letter of credit or bond for the
section not constructed.
7. No further comments on construction plans. (Wellborn SUD CCN for water and this phase is
vested from fire flow. Sanitary sewer is by on-site septic system. Streets and drainage are
under the purview of the County.)

GENERAL ELECTRICAL COMMENTS
1. This plat is in the College Station ETJ, but is out of the College Station Utility electric
service area. Customer will have to get with their electric supplier for this area to
determine electric service specifications and requirements.
