RE: Property located at Lot 1, The Woodlands of College Station (North corner of
Harvey Mitchell Parkway and Wellborn Road.
Dear Mr. Taggart •
This letter is to inform you that the above referenced property has received an
administrative adjustment of from 1,707 to 1,689 spaces required, resulting in a one
percent reduction, or 18 parking spaces.
According to the Unified Development Ordinance Section 3.15, the Administrator has
the authority to authorize adjustment of up to 10 percent from any numerical zoning
standard set forth in Articles 5, 6, or 7 of the Unified Development Ordinance. To
approve the application for an administrative adjustment, the Administrator shall
make an affirmative finding that specific criteria, as outlined in Section 3.15.E of the
Unified Development Ordinance, have been met.
The Administrator has found that:
Granting the adjustment will ensure the same general level of land use
compatibility as the otherwise applicable standards because it will be adequately
served with parking facilities;
Granting the adjustment will not materially or adversely affect adjacent land uses
or the physical character of uses in the immediate vicinity of the proposed
development because the land use is confined to one lot and shared parking
facilities are not practical; and

Granting the adjustment will be generally consistent with the purposes and intent
of this UDO given the scale of the development and is not a detriment to the
public health or welfare of the community.

Request. Note that the adjustment of the building will allow for an additional 13 parking spaces. This will
reduce our request to Joey Dunn from 31 spaces to 18 spaces, or said another way, an adjustment of only

Sorry for the delay,
Most of those plans are archived, but I can tell you that we require 2
spaces per 2 bedroom apt. or house. The maximum number of spaces allowed
is the require plus 50% (ie: 255 x 1.5 =382).
I hope that helps. By the way, the final product is a nice change from
the typical multi-family developments that we've seen in the past.

The developer provided information to us that they have developed two
projects in Athens, being The Woodlands of Athens and The Summmit. They
have 325 and 236 units respectively.
Could you verify the number of parking spaces that are provided for each
project, the number of spaces required, and what the multi-family parking
requirement is for your community?

Trey,
I have been onboard for about six months, so I have no firsthand experience
with The Woodlands. After a review of the files in my department and those
in the Engineering Department(which includes the Building Inspection
division), here is what I was able to find.
The original development was for 120 2-bedroom units. The Planning
Department's review sheet for the site plan states 300 spaces were shown on
the plan, although I did not look for a copy of the plan itself to verify.
The parking requirement then, as it is now, was 2.5 spaces for each
2-bedroom unit.
A second phase was proposed a few years later and included 64 units. The
review sheet for that phase indicates 160 spaces were required and 179 were
provided.
The original rezoning of the property included a variance to allow the
parking spaces to have a minimum width of 8.5 feet. (Statesboro has an
interesting parking provision that requires at least half the spaces to be
10 feet wide while the remainder can be no less than 9 feet wide.) Later, a
variance was granted to allow lights with a higher wattage and a greater
number of fixtures than permitted.
For multifamily residential developments, Statesboro requires 2 spaces for
each efficiency or 1-bedroom unit, 2.5 for each 2-bedroom unit, 3 for each
3-bedroom unit, and 4 for each 4-bedroom unit.

associated unit counts. In each community we have provided 105%of the bedroom count in parking spaces.
We are not currently experiencing any issues resulting from lack of sufficient parking in any of our
communities.
