SUBJECT: SENDERA SUBDIVISION (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday March 20th by
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for the April 6th at 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Two (2) 24"x36" copies of the revised final plat;
Twelve (12) 11"x17" copies of the revised final plat;
Parkland Dedication in the amount of $ must be submitted prior to the
filing of the final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
sgriffin@cstx.gov and awelsh@cstx.gov; and
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions

1. H.F. Krenek Subd. - Ph 2&Brentwood 2(Amend. Plat) (BS 6-R) - If No Additional Access
is Required, No Comment.
2. Sendera Subdivision (Final Plat)(FM 2154) - Access driveways to FM 2154
must meet TxDOT's current"Regulations for Access Driveways
to State Highways".
Regulations are primarily based on posted speed limits
and distances between proposed &adjacent access
points.Where posted speed limits are 50 MPH or more
the required spacing between access points is 425'.
Where driveway spacing is insufficient joint access will
be required or access to an internal street.
Appropriate information will be required for any future
permits @ this site,which should include drainage data,etc
3. Aggieland Business Park(Prelim. Plat)(FM 60) - Access driveways to FM 60
must meet TxDOT's current"Regulations for Access Driveways
to State Highways".

Just an FYI -When you are ready to file the plat we will need the water line constructed or bonded with us.
A contract with the SUD will be acceptable in place of bonding. Once the water line is constructed we will also
need a letter certified by a PE that it provides the required fire flow.
