Avenue South, so that the property owner can add an automated car wash
facility as a use to the existing PDD development.
In 2001, the subject property was part of a larger group of property that was
rezoned to Planned Development District— is. This rezoning was done
to allow for development of a shopping center and to relocate the city's water
tower. At that time the proposed uses for the PDD were for a shopping center
that would include an HEB grocery store, multi-tenant retail shop building and
fuel station. The applicant has stated in their application that at the time of the
rezoning an accessory car wash use was not anticipated.Accessory uses are those
uses that are subordinate to a primary use in area, extent and!or purpose.
As part of Non-Residential Architectural Standards, the car wash facility shall
have materials and colors that are similar and complement the existing
structures located in the shopping center.
