MEMORIAL CEMETERY OF COLLEGE STATION

- TAX CERTIFICATES REQUIRED
Ross Albrecht, as representative for the owner (City), should acquire these from
the Brazos Co. Appraisal District.
- SHOW ACCESS EASEMENTS AS PRELIMINARY PLAT SHOWS
A copy of the proposed 35' Private Access Easement shown across proposed
Section MS1 is attached. This easement will not be a permanent is not shown
on the final plat. It is a private, temporary easement to Enervest to access their
current well site. The current well site is also being established at this time as a
temporary easement. Also, a copy of the proposed off-site drainage easement
needed on the Hensz (now Smith) tract, is also included. Mark McAuliffe, with
the City of CS, has been given the surveys and is currently pursuing the
execution of these easements.
- PURPOSE OF HAVING THE LEAGUE LINE ON THE PLAT
Preliminary Plat Minimum Requirements item 9 states, "The plat shall be located
with respect to a corner of the survey or tract, or an original corner of the original
survey of which it is a part." Final Plat Minimum Requirements item 13 states,
"Lot corner markers and survey monuments ... clearly tied to basic survey data."
The league lines are the boundaries of the 'original surveys' as well as 'basic
survey data.'
- PURPOSE OF HAVING THE AXIS OF SYMMETRY SHOWN
These are shown as an aid for surveyors and draftsmen that acquire a copy of
these plat in the future. The lines help them be more accurate in their recreation
of the Section lines.
- WHY THREE SEPARATE PLATS?
The overall plat of the 56.56 acres is to establish the Boundary and Section Lines
for the entire Block One project. The other two plats are to establish Lots and
Spaces (graves) and their numbering scheme. The County Clerk will reduce
these plats to 8-1/2" x 11" or smaller for recordation. To help maintain some
legibility on these official copies, the larger scale (1"=50') of the Section plats was
necessary. Filing fees are negligible.
- PRELIMINARY PLAT MYLAR MUST BE PROVIDED
A mylar copy of the plat, as approved Jan. 17, 2008 is included with this re-
submittal of the final plats.
- USE STANDARD CERTIFICATE FOR OWNERSHIP
The ownership certificate used was modeled on the previous cemetery platting
for the City of CS. This is not the standard certificate because nothing is being
'dedicated to the public' by the plat. The City is only 'designating' the tracts
shown as their Memorial Cemetery of College Station addition.
- USE OF NON-CITY EASEMENT AREAS FOR CEMETERY
The Notes on each plat state, "The City will determine which grave Spaces are
available in each Lot, according to the location of easements, utilities, ponds,
driveways and other landscaping or architectural features." This note is included
to allow continuous Lot platting in each Section and avoid having to replat in the
future when utilities and/or easements are removed. Many areas, including the
CITGO pipeline easements will not be made available for sale or burials at this
time. The CITGO pipeline is 60 years old and very shallow. Hopefully the City
can negotiate its relocation when CITGO plans for a replacement.
- IS THE STANDARD DETAIL FOR (SECTION) IN1 CORRECT?
Yes, these Spaces are graves for infants. They are half the length (4-1/2') of the
standard Spaces.
