Explain the reason for this Land Use Plan amendment:
Change the land use so a zoning request can be submitted to rezone the property to R-3,
Townhouse zoning districL
Identify what conditions have changed to warrant a change in the land use plan designation?
The Increased demand for Townhouses for retirees,students and young professionals
who want home ownership, but without the maintenance requirements of a typical single
family home and yard.
How does the requested land use designation further the goals and objectives of the City of
College Station Comprehensive Plan?
The land use change will allow for a transition In the land use from the future commercial
development along Old Wellborn Road to the east of this tract and the single family
subdivision to the west while providing diversity in the types of residential land use in
the area and also leaving adequate undeveloped property in the area for non-residential
uses such as office and retail.
Explain why the requested land use designation is more appropriate than the existing
designation.
The existing land uses along Rock Prairie Road West include manufactured home parks,
storage facilities,commercial businesses and single family residential. The property
across Rock Prairie Road from this tract is shown as Industrial R&D on the Land Use
Plan. This mixture of existing and proposed land uses will make it difficult to have a
successful typical single-family residential development along Rock Prairie Road.
