Alan, I just read the email a little closer on the easement....need a little help with "before dedication"
-Will it hold up the CO for the cemetery?
- What is the estimated time to produce an easement by separate instrument once I have given you the survey meets and
bounds?
- Remind me of the process for the Replat, does it have to go thru P&Z? Council? This would be the prefered method if the
timing will work out.

Subject: RE: Valley Park- Sewer from Cemetery
Steve,
If Spencer has reviewed this and is comfortable with the 0.5% grade, then please submit a revised set of sewer plans for
stamping. A Temporary Blanket Easement can cover the construction, however either a Replat or Separate Instrument is
required before dedication. The Replat may be more expensive and involved, however it is often more "friendly" in the future -
but the Separate Instrument is adequate. Let me know if there are more questions.

Alan,
Attached is a sketch of a revised alignment of the sanitary sewer for the Cemetery that runs across the Valley Park property. I
have reviewed Michael Martin's design and spoken with Spencer and this revision will work with changing the grades from the
City 0.8% to the TCEQ 0.5% grade for the 6" line.
Sam is also looking into relocating the underground power line to the lift station.
Please call me to discuss:

Subject: Conversation with Michael Martin
First of all-thanks you everyone for the productive meeting at Noon today.
I spoke with Michael Martin this afternoon at 2:30 PM
1. I passed on to him our plan that the Smith easement is still the primary option.
2. If we need to move to the Sens easement, he indicated a need for one week to alter the drainage report and
construction documents.
3. The Fire Flow Report is complete and ready to be turned in. It has not been as P&DSvcs has indicated that he cannot
piecemeal the turn in process without an additional fee.
4. He should have the results of the 2 additional models required on the drainage report by Monday. He will need to
incorporate that information into the final form, and hopes to have it to P&DSvcs by Wed 5/22/08.
5. As per Michael's conversation with Mr. Smith on 4/15/08, Mr. smith indeed did not want the easement and associated
water flow due to concerns with flooding to his barn. Mr.Smith is the one that brought up the idea of angling the out flow
and shaping the creek channel to address his concern with his barn. With those modifications in place, he was willing to
agree to the easement, and directed Michael to contact Fred Bayliss.
6. As of this afternoon,Michael had still not able to contact Fred Bayliss.

Subject: Re: Cemetery(Valley Park, off-site sewer update)
Alan -OK, I remember now. We figured that"the Pornada tract"was loose enough that we can consider
the Cemetery and falling within the sewer shed of the agreement. All we need to do is make sure the
restroom (or any other facilities that contribute to the sewage flow) has a separate water meter and we
report that usage to TAMU as stipulated in the ILA.
We (Utility Billing)send the customers (ie, PARD or the Valley Park tenants)a normal sewer bill, and
TAMU sends us one big bill for the whole works.
If anybody would like to discuss, please let me know. Thanks, Dave

All,
Last week I raised the question of the status or need for a modification to the ILA with TAMU with Michael
Martin. He indicated that Ross said this was previously resolved. Attached is the latest ILA that I am
aware of. As of now, I have only briefly scanned the agreement- maximum flows and billing is defined,
however I thought new tracks such as the cemetery would require an amendment to this agreement(as I
believe is alluded to in the attached old email trail)?

not tracts being served
the GPD should not be an issue
