COMPREHENSIVE PLAN AMENDMENT REQUEST FORM
The following is required if an amendment to the Land Use Plan is requested. Based on the nature and
extent of the requested amendment, additional studies may be required.Attach additional sheets if
necessary.
Current Land Use Plan designation: Single Family Residential— Medium Density
Requested Land Use Plan designation: Neighborhood Retail
Explain the reason for this Land Use Plan amendment: Size/useable area of tract &Adjacent
Fire Station limit the marketability of property as a proposed residential use. A neighborhood
commercial use would serve as a good buffer between the fire station and existing residential
property.
Characteristics of property meet the characteristics defined for the requested land use change.
Identify what conditions have changed to warrant a change in the land use plan designation:
The adjacent fire station limits the marketability as a residential development tract.
The useable acreage does not provide economic feasibility to develop as a residential tract due
to the limitations in density.
How does the requested land use designation further the goals and objectives of the City of
College Station Comprehensive Plan? The requested land use change would provide a_
buffer between the fire station and residential uses. Neighborhood commercial uses along
primary thoroughfares near residential areas serve the community and nearby neighborhoods.
Explain why the requested land use designation is more appropriate than the existing
designation. As stated above, the requested change would allow a buffer between the fire
station and existing residential development. The useable acreage (<5ac.) of the site is not
financially feasible when considering density, infrastructure required, platting requirements, and
the ability to sell lots/units that are adjacent the fire station. The site meets the requirements of
the requested land use change definition.
The applicant has prepared this application and certifies that the facts stated herein and exhibits attached
hereto are true and correct.
