Dear Mr. Kotzur:
This letter is to inform you that the above referenced property has received an administrative adjustment
of sixty-three (63) parking spaces from the number of spaces required by the Unified Development
Ordinance,Article 7,Section 2,Off-Street Parking Standards (a 9.9%adjustment).
According to the Unified Development Ordinance Section 3.17, the Administrator has the authority to
authorize adjustment of up to 10 percent from any numerical zoning standard set forth in Articles 5, 6, or
7 of the Unified Development Ordinance. To approve the application for an administrative adjustment,
the Administrator shall make an affirmative finding that specific criteria, as outlined in Section 3.17.E of
the Unified Development Ordinance,have been met.
The Administrator has found that:
Granting the adjustment will ensure the same general level of land use compatibility as the otherwise
applicable standards because the amount of the adjustment is reasonable and will not significantly alter
the intensity of the land use as justified through national parking studies performed and provided by
Lowe's,the proposed end user;
Granting the adjustment will not materially or adversely affect adjacent land uses or the physical
character of uses in the immediate vicinity of the proposed development because sufficient parking is
still being provided and each adjoining land use will provide parking independently;and
Granting the adjustment will be generally consistent with the purposes and intent of this UDO owing
to the fact that given the scale of the development the reduction in parking will not be detrimental to
the public health or welfare of the community.

RE: Lowe's - 10% Parking Variance Request
Dear Mr. Schubert:
This letter is written in regards to the proposed Lowe's Home Improvement Warehouse
located on State Highway 6 and William D Fitch Parkway. Lowe's is requesting the City
of College Station Planning Administrator grant a 9.34% parking variance. The parking
calculation shown on the site plan is based on the main building and garden center
being parked at 1 per 250 sf which equates to 621 parking spaces. Lowe's has
provided 563 parking spaces. The national parking standard for the 103K Deep is 477
parking spaces. Parking studies have also been included to assist in justifying this
request. The site plan also reveals that Lowe's has approximately 6,200 sf of additional
interior island landscaping which will make for a more aesthetic parking lot.
