ADMINISTRATIVE ADJUSTMENT REQUEST
The following specific adjustment (up to 10%) from the ordinance requirements is requested:
The Candlewood Suites is required to have 71 parking spaces. In order to be compliant with the
landscaping requirements we are requesting that the number of required parking spaces be reduced to 69.
(see attached site plan)
This adjustment will not be contrary to the public interest by virtue of the following facts:
The current site plan allows for the existing creek to remain undisturbed. The environmental impact of
sustaining the integrity of the creek is beneficial to the community. 66 parking spaces will be sufficient to
meet the needs of the hotel guests and will therefore not affect the public interest.
The granting of the adjustment will not materially or adversely affect adjacent land uses or the physical
character of the uses in the immediate vicinity because of the following:
All site development for Candlewood Suites is to remain within the property boundary. No building will
occur in easements which will allow for the adjacent properties to have access. In fact, maintaining the
integrity of the existing 54' access easement has eliminated the possibility of additional parking spaces.
The granting of the adjustment will be consistent with the purpose and intent of the Unified Development
Ordinance because of the following: By granting this adjustment the City is promoting the appropriate
development of this property. The site is designed to protect the well-fare of the citizens of College Station.
Sidewalks are proposed for easy access and plantings will be installed for curb appeal and aesthetically
pleasing views.
The applicant has prepared this application and certifies that the facts stated herein and exhibits attached
hereto are true, correct and complete.

Dear Ms.Lorden:
This letter is to inform you that the above referenced property has received an administrative adjustment
of two (2) parking spaces from the number of spaces required by the Unified Development Ordinance,
Article 7,Section 2, Off-Street Parking Standards (a 3%adjustment).
According to the Unified Development Ordinance Section 3.15, the Administrator has the authority to
authorize adjustment of up to 10 percent from any numerical zoning standard set forth in Articles 5, 6,or
7 of the Unified Development Ordinance. To approve the application for an administrative adjustment,
the Administrator shall make an affirmative finding that specific criteria, as outlined in Section 3.15.E of
the Unified Development Ordinance,have been met.
The Administrator has found that:
Granting the adjustment will ensure the same general level of land use compatibility as the otherwise
applicable standards because the amount of the adjustment is negligible and will not significantly alter
the intensity of the land use;
Granting the adjustment will not materially or adversely affect adjacent land uses or the physical
character of uses in the immediate vicinity of the proposed development because the land use is
confined to one lot;and
Granting the adjustment will be generally consistent with the purposes and intent of this UDO owing
to the fact that the reduction of two parking spaces is negligible.
