SUBJECT: University Park Development Plans
CITY OF COLLEGE STATION
PLANNING
1. Material for columns for shelter need to be changed (same issues as with Edelweiss Gartens Park)
Column section with Stone Veneer added to shelter on sheet 13 of 20.
2. Since we did not receive required copies to distribute, you will need to discuss any fire issues with
Jerry Duffey x3400 regarding adequate fire coverage and turnaround. He has a copy in hand for
review.
3. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened
from view or isolated so as not to be visible from any public right-of-way or residential district within
150' of the subject lot, measured from a point five feet above grade. Such screening shall be
coordinated with the building architecture and scale to maintain a unified appearance. Added note 7
on site plan.
LANDSCAPING/STREETSCAPING/BUFFER
1. There should be 4 street trees within 50 feet from the ROW based on the amount of frontage. It looks
like there may be 2 existing that may be counted. Landscape plan is now zoomed out to show
pedestrian entrance. Enough trees have been identified between the 2 spaces within the 50' ROW to
meet the points.
2. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a
perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback,
rights-of-way, and adjacent property disturbed during construction. Added note 11 on landscape
plan.
MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure
Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City
Ordinance 2394. Added note 12 on landscape plan.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394.
Added note 13 on landscape plan.
ENGINEERING COMMENTS NO. 1
1. The scale does not appear to be accurate. Scale is actually 1"= 40'. The proper scale is now on
the plan.
2. Is there any grading being performed with the installation of the walking trail, specifically will fill be
placed to elevate the walking trail in any location? No
