Note that the easement dedication sheet and required documents are not attached and will be
submitted separately prior to obtaining a building permit.
The following items are addressed:
PLANNING (Matt Robinson)
1. The indicated setback lines were changed to 15'.
2. The spelling error was corrected.
3. The NRA application will be submitted separately prior to obtaining a building
permit.
4. A portion of the existing curb was made darker and a note added to keep existing
curb.
5. The line was removed.
6. A 9'x 6' bike facility was added to the site plan.
7. The width of the sidewalk along the building was changed to 6'and the length of
parking stripes was kept the same.
8. Easement lines were made darker. All easements affecting the subject property are
clearly labeled on sheet C3.

The development of Block 1, Lot 3 of the Graham Corner Plaza plat does not require storm
water detention. When the land included in the Graham Corner Plaza subdivision was
platted, a portion was given to the City as part of a greenway dedication in exchange for a
waiver of the storm water detention requirements. The plat is attached for reference.
