The expansion will comprise of enclosing the BBQ pits (336 sq.ft.), construction of an enclosed walkway to access the restrooms from the inside of the facility (48 sq.ft.), and the addition of a walk-in cooler(198 sq.ft.). With the addition of this walk-in cooler, the two storage sheds (-300 sq.ft.) which contain dry storage, can be removed and dry storage kept inside the facility. This expansion will not increase the seating capacity of the restaurant facility but will address current health code issues, provide better service to patrons, and allow for the removal of unwanted temporary storage buildings. SPECIAL CONDITION: The existing facility of C&J's Barbeque is located on a narrow linear tract (<100' wide x —460' deep)with the restaurant structure located approximately 70' from the right-of-way. HARDSHIP: If this variance is not granted and full compliance with the UDO is required then the continued use of the existing restaurant structure will be diminished. The existing drive will have to be demolished and reconstructed to align with the drive located across the street. With this new driveway construction a 40' Private Joint Access Easement (PJAE), granting access to both neighbors to the NE and SW, will be required by C&J Barbeque.
