The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, January 14, 2008, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, February 7, 2008, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised final plat; Nineteen (19) 11"x17" copies of the revised final plat; One (1) Mylar original of the revised final plat (required after P&Z approval); and One (1) copy of the digital file of the final plat on diskette or e-mail to mtrevino@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481 Please note that a Mylar original of the revised final plat will be required after P&Z approval and prior to the filing of the plat. Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. 1 of 3 STAFF REVIEW COMMENTS NO. 1 Project: GRAHAM CORNER PLAZA (FP-REPLAT) - 07-00500333 PLANNING 1. This application is for a Replat. Please remove the Certificate of City Planner and add the certificate for Approval of Planning and Zoning Commission. 2. Please keep the names of Lots 5R and 6R the same while naming the new lot as Lot 7. 3. Please revise General Note 2 to state the property is zoned "C-1". 4. Please note that you may change the configuration of the lots in order to better align future driveways. The private access easement currently provided on the western corner and along the western boundary of the plat may be removed, provided between Lots 5 and 7, and the note "No Access to Graham Road" may be removed. This will allow this new driveway location to serve as a main drive from Graham Road for Lots 5, 6, and 7. As part of this reconfiguration, no driveway would be permitted at this western corner and an access easement would need to stub to the Tolson property to the west at the rear of Lot 7. Reviewed by: Jason Schubert Date: January 7, 2008 ENGINEERING COMMENTS NO. 1 1. Please submit construction documents for the required sanitary sewer extension to Lot 7A. These construction documents must be submitted and reviewed prior to this re-plat being scheduled for a P&Z meeting. 2. The proposed Lot 5R modifications appear to remove or re-configure existing utility easements, please revise. 3. Abandonment of the existing public utility easements shown in the original plat would have to be abandoned with the formal abandonment process through City Council. Reviewed by: Josh Norton Date: December 27, 2007 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes as per City specs and design (pull boxes provided by the City). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan.
