SUBJECT: COCS MEMORIAL CEMENTERY BLK 1 (FPCM) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, January 21st, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for Thursday, February 7, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
One (1) 24"x36" copy of the revised final plat;
Nineteen (19) 11"x17" copies of the revised final plat;
Certified tax certificates;
One (1) copy of the digital file of the final plat on diskette or e-mail to
mtrevino@cstx.gov; and
The Mylar original of the revised final plat with the owner and County Judge's
signatures (will be required after the County's approval).
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will not be scheduled for the Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the
agenda and staff report can be accessed at the following web site on Monday the week of the
P&Z meeting.

Please note that a Mylar original of the revised final plat will be required after P&Z approval and
prior to the filing of the plat. If you have any questions or need additional information, please call

PLANNING
1. Tax certificates are required by the County in order to file the plat. Certificates are issued
from Brazos County Appraisal District.
2. Where are the access easements that are shown on the preliminary plat? They need to
be clearly labeled as proposed easements and shown on the plat.
3. Remove all previous lot boundaries and ownership notation for each lot.
4. What is the purpose of having the league line on the plat?
5. What is the purpose of having the axis of symmetry on the plat? It would be much
cleaner to lable the curves and provide a curve table with the measurements instead.
6. Why are there three separate plats? The entire lot can also be platted with Section MC!,
IN1, and FH1 in one document. This will reduce the city cost of filing 3 separate plats at
the courthouse. Otherwise, the two section plats will be replats.
7. Preliminary plat mylar must be provided after it is approved by P&Z.
8. Remove the heavy line on the north side of the property west of the Williams property on
Raymond Stotzer.
9. Clearly show zoning district boundaries for the subject tract.
10. Please use the standard certificate language for ownership certificate found in Appendix
A of the subdivision regulations

ENGINEERING COMMENTS NO. 1
1. Please submit 2 full size sets of the plan and profile construction documents for the on-site
and off-site public water main and public sanitary sewer main extensions. These
construction documents and their review is a requirement for taking the final plats of the
COOS Memorial Cemetery forward to P&Z.
2. Please verify that there are no off-site easements needed to construct the proposed water
and sewer main extensions.

SANITATION
1. Sanitation is ok with this project.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes. None required
since it is City of College Station property.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights). None required since it is City of College Station property.

3. If applicable, the following easements will be required: We are waiting on an easement on
the Raiford Williams property. If we are not able to procure it, the underground electrical
lines will need to rerouted and adjusted to accommodate the development.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:

9. Developer provides load data for project.
